Terms and Conditions
1/ Surrey Snagging Ltd offers new build properties/ domestic extensions and home
renovation snagging inspections. We use our best ability to ensure we pick up every defect
in your house. How ever this may not be always possible due to accessibility/ visibility,
human error or similar reasons. Surrey Snagging takes no responsibility defects/ issues
missed or mis-represented.
2/ The report is based on standards layout by NHBC/ LABC . We happy to discus the report,
and the best way to approach the builder/ developer. How ever this does not extend to
arbitration between both parties.
3/ Surrey snagging will conduct visual inspections, exterior inspection will be carried out from
ground level.
4/ Snagging inspection aim is to highlight unfinished items, items finished to a poor standard
and items missed for what ever reason. It is not a building control inspection or a structural
survey.
5/ Surrey Snagging will inspect electrical and plumbing/ heating systems to ensure they are
working correctly, however we are qualified to certify the work is correctly installed.
6/ The cost is based on the information supplied, if on arrival the property is different an
additional fee may be added.
7/ We aim to arrive on site between 8-10am (unless agreed otherwise) once on site a full
survey will be carried out. The cost is for the survey and not the time spent. Under no
circumstances does the number of snags or time taken allow for a refund of any kind.
8/ A deposit of 25% will be payable on booking, non-refundable within 7 days of the booking
date. Balance to be paid 48 hours prior to the inspection.
9/ Any charges to the appointment, must be made with 48 hours of booking.
10/ If on arrival the inspector is unable to gain access to the property the inspector will wait
for 1 hour then leave and a 50% of the inspection fee will be refunded. Should the property
not be fully finished so that it’s impossible to carry out an inspection or we are asked to leave
for any reason, 50% of the inspection fee will be refunded. This will not include any
additional fees, i.e. London congestion charge. It is the clients responsibility to ensure the
following. Properties should be finished, clean and in a ready to move in state.
